Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum combined gross income of 3 times the monthly rent.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months. If an applicant does not have rental history, they will be subject to a higher deposit.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

It takes 72 hours for an application to be approved.

Pricing is variable. Deposits and prorated rent for the month of move-in are to be expected.

We want your experience of renting your first apartment home to be amazing! Our property is managed by a professional team of employees that strive to enhance our residents' lives through our commitment to outstanding service and the details which create exceptional experiences.

Residents can pay rent with a check or money order in office or with a credit/debit card through the online resident portal. In addition, we have partnered with "Flex." which offers a monthly subscription that allows you to split your rent into two payments.

There are RUBS - Monthly water, sewer, and trash fees.

Yes, renter's insurance is required.

No utilities are included in rent.

You can set up your utilities by calling SMUD and PGE or visiting their websites.

Any provider that services the area may be used, but we have partnered with AT&T which offers very reasonable rates.

Residents are responsible for the actions of their guests. Overnight guests are permitted for no more than 7 nights in any month and no more than 2 overnight guests at a time unless given management approval.

Advance rent payment is not accepted. Rental rates are based on availability and move in date.

Subletting is not allowed in these apartments.

Our property does not have an option for breaking a lease. If the resident moves out, they will remain responsible for the lease until it expires or until another resident moves in.

Amenities

We offer a swimming pool, spa, outdoor community recreation area with a boccee ball court, cornhole, BBQs and fire pits, dog parks, and more. Please visit our amenities page for the full list of what we offer.

They are available for use between 8:00am - 10:00pm.

Free, first-come first-served parking is available, and reserved carports are offered for an additional fee.

While there are not in-unit washers and dryers, there are 7 digital laundry facilities throughout the community.

Yes, we welcome your dogs and cats!

Pet rent is $30 per month, per pet. $500 deposit for first pet, $250 for second pet. There are certain breed or weight restrictions; please call us for more details.

We do not, but we can assist to help coordinate.

Yes, we do offer Corporate leases.

Luxer package lockers are available for deliveries. Packages are not accepted at the office.

Equipment available at the gym are: Treadmill, Elliptical, Recumbent Bike, Rowing Machine, Dual Pulley Strength Machines, Free Weights, Echelon Smart Mirror, and Rope Trainer.

Maintenance

Our 281 apartment homes are well crafted and brand new. We will ensure each new home is clean and prepped for your move-in day.

Yes, our maintenance staff is here to help.

Residents can contact the office via phone, email, or drop-in in person at the rental office or they can submit a service requst through their resident portal. If it is after-hours and the resident has a maintenance emergency, they can call our after-hours emergency phone number.

Service requests are completed in the order of priority and in terms of when they are received. Any request that is deemed an emergency is handled right away.

No, as long as you give permission to enter when you are not home.

All apartment homes are equipped with a smart lock system (keyless entry) with their own personalized code to open their door or they can use the system's mobile app to open.

Yes, as long as there is no damage done to the apartment and the apartment is returned in the same condition (same paint color, no wallpaper, etc.) as at the time of move in.

Location

Yes, the Sacramento Light Rail Station is located less than a mile from the property.

We are near the California State Capitol, Downtown Commons, Golden One Center, Old Sacramento Waterfront, Sacramento International Airport.

We are in the Twin Rivers Unified School District.

If heading northbound on I-5, exit on Richards Blvd and turn right. Take the first left turn onto Bercut Drive. The property in on the right.
